Procurement Specialist

JOB SUMMARY
The Procurement Specialist is responsible for ensuring that our construction processes are consistent, predictable, and efficient.  The Procurement Specialist works closely with the Purchasing Manager, Estimating Manager, Trade Partner Liaison, and the Master Scheduler to provide a holistic and sustainable approach to efficient construction practices.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following.  Other duties may be assigned.

      Support Trade Partner Liaison Manager

  • Assist with product sourcing outside the normal distribution channels
  • Proactive calls with Trade Partners to anticipate supply issues
  • Use the 2022 Supply Chain Preventative and Planning outline to focus our attention and for prioritization.

 

  • Review Daily/Weekly Delay report from Scheduling
  • Work closely with Trade Partners to resolve future delays (Supply Chain, Labor, Other Issues)
  • Review Monthly Recap of RE-10 (3rd Party Inspection) review with the Trades, as to how we can improve First Time Quality
  • Review Failed HERS Inspections, Failed City Inspection, and coordinate resolutions with Trade Partners.
  • Gathers data to measure efficiencies and waste
  • Documents processes where appropriate
  • Provides process mapping
  • Networks with homebuilders in other markets for improvement ideas
  • Drives improvements for internal operations
  • Drives improvement of construction processes
  • Integrates processes with supply chain management strategies
  • Inventory Management includes but not limited to monitoring, tracking, audit, and reconciling inventory counts on a regular basis. Work with the purchasing and estimating team to ensure the appropriate use of material.

OTHER DUTIES

  • Implements ideas to drive our company culture towards lean processes
  • Implements ideas that add value to our home buyer
  • Will be creative and innovative and respectful of co-workers, trade contractors and suppliers

LIMITS OF AUTHORITY
Has the authority to implement or modify processes within the Operations Department that will improve operational efficiency.  Has authority to work directly with vendors to document their processes and suggest changes to their processes.

RELATIONSHIP TO OTHERS
Reports to the VP of Operations.  Works directly with Purchasing Manager, L Estimating Manager, Trade Partner Liaison, and the Master Scheduler

EDUCATION and/or EXPERIENCE
Degree in Construction Management or Procurement or related field desired
1-3 years’ experience in Supply Chain Management or Residential Construction is preferred
Must possess excellent relationship and communication skills
