Land Acquisition Specialist

Qualifications

PRIMARY DUTIES AND RESPONSIBILITIES

  • Initiates and maintains contacts with property owners, land brokers and developers for acquisition of developable properties and finished lots to accommodate single and multi-family developments.
  • Coordinates and maintains relationships with City and County officials, and politicians for approvals on land purchases and processing.
  • Generates and negotiates Letters of Intent and Purchase and Sales Agreements.
  • Assembles legal descriptions, zoning ordinances, boundary and topographic survey information, and utility information on potential land acquisition.
  • Create and review due diligence documents and cost estimates with VP of Land.
  • Maintain and update required land reporting.
  • Proactively monitor market activity for pricing, value and absorption.

  • Be resourceful in obtaining pertinent real estate information quickly and be able to provide a preliminary level of screening for prospective deals.

Candidates must have a mature business approach to solving complex problems. Strong communication skills are a must inside and outside the company. Candidates must also be able to learn complex concepts and procedures quickly, have a knack for remembering details, communicate clearly and persuasively display self-motivations and display an extraordinary work ethic.

LIMITS OF AUTHORITY

Has authority to establish procedures and manage day to day operations within the approved Business Plan. Land acquisition requires the approval of the VP of Land Development during the due diligence period and at key decision points involving commitment of corporate funds or other resources.

RELATIONSHIP TO OTHERS

This position reports to the VP of Land Development and works closely with other senior managers. This person will work with a variety of municipality staff and city officials. This person must develop ongoing relationships with landowners and developers.

EDUCATION AND/OR EXPERIENCE

Requires a Bachelor’s Degree in Civil Engineering, Urban Planning, or Business.

A minimum of 3 years of experience in residential construction, Single and/or Multi-Family Land Acquisitions.

Other Qualifications

Must be able to effectively work with and influence a broad spectrum of diverse individuals throughout the community. Ability to work in a high-performing team environment is crucial. Excellent communication and presentation skills required. Create presentations to graphically represent market data.
